The Buying Process

Purchasing a home is an important event and, unfortunately, it hasn't gotten any easier. To make it easier to understand today's more complicated buying process CENTURY 21 Crown has boiled it down to 7 easy to manage steps. These steps are the same whether you are a First Time Home Buyer or a seasoned one, and whether you are purchasing a foreclosure, short sale or regular listing. Step 1: Hire an Agent. If you are a Buyer there are many reasons for you to hire your own Agent, not least of which is that your Agent will work for you. Having your own Agent will mean someone will be searching for your new home even when you might not be able to. Also, all our CENTURY 21 Crown Agents know their local markets and have actually been to many of the listings you will come across. They will be able to help you narrow your search once they know your particular needs, or may even be able to make outright recommendations.

Throughout the entire Buying Process you can rely on your experienced CENTURY 21 Crown Agent to stand by your side, help guide you and:

  • Help you find the right home for you and your family;
  • Help you negotiate terms and price, including skillfully writing your offer to suit you,
  • your circumstances and your needs;
  • Help you expertly navigate and manage all the paperwork, including earnest money
  • deposits, financing contingencies, home inspections, drafting counter offers,
  • disclosures, surveys, home warranties and settlement;
  • Help you complete your due diligence by scheduling all the necessary inspections and
  • reviewing the results with you;
  • Communicate with you on a regular and timely basis;

Step 2: Get Pre-Approved for a Loan. Often the most important, but most frequently overlooked step. Many Sellers will not entertain showings to Buyers without pre-approval letters, and it also makes any offer you do make more attractive to Sellers. If you aren't already working with a lender your CENTURY 21 Crown Agent can put you in touch with a mortgage lender that best suits your needs.

Step 3: Search for Homes. There are several ways to do this. One, you could use all of our internet searching tools to look for homes. Or two, if you would like more personal attention early on, or simply don't have the time to search yourself, you can email or call our office to have one of our experienced CENTURY 21 Crown Agents do the looking for you. Simply use the Contact/Ask Us function on the right of the menu bar to receive driving directions, phone numbers, fax numbers and an email form. Our use this link to our Agents to see information on them.

If you decide to search for a home yourself, our site offers unlimited searching without having to register. And we also offer you the ability to save your searches and receive email notifications of listings that fit your criteria as soon as they hit the market by signing up for "My C21 Crown".

Step 4: Scout Your List of Homes. This is called a "drive by". Many times the home or neighborhood are not what you had anticipated from just the listing data and will immediately remove a home from your consideration. This step is optional before setting up an appointment, but it is to your benefit to do a drive by because it can be done on your schedule.

Step 5: Schedule a Showing. Email or telephone our office, or your CENTURY 21 Crown Agent if you are already working with one, to schedule private showings of those properties you would like to see the inside of. We will make all of the arrangements. Before the showing we provide you with all of the disclosures and addendums pertinent to that listing, along with our complimentary Buyer's Handbook.

Step 6: Submit an offer. Your CENTURY 21 Crown Agent will assist you in writing a contract that best fits your needs.

Step 7: Close on Your Contract. At the closing you and the Seller sign the required legal documents selling the property to you, the Buyer. Job well done! Now move in to your new castle and start making memories.
